Thanks guys!! Really appreciate all the advice. After a lot of consideration I have landed on the Wilkes-barre Scranton area. I find that the price/taxes/amount of units/population and many other things are in the right position for decent cash flow. CT does have properties in my range its just a little far to travel if I get a call and I want to be a very hands on landlord. Please update me on any deals and/or areas ANYWHERE though because i'm very interested in exploring all options always!

I'm also looking to purchase a multi family in scranton PA.  @Adam Guiffrida are there any specific areas you would reccomend staying away from? certain areas that stand out? I plan on taking a few trips out there ASAP. Would be great to have an idea of where to look before hand.

Michael thankyou! I was looking into Poughkeepsie, definitely in our price range! Also heard a there is a lot of crime there though. Its not off the table. Ill PM you about looking further. Really appreciate the advice. Tyler, you're right Long Island is out of the question for our budget. That's fine I assumed that off the bat. What do you think about Allentown PA? I see its in our range, even triplexes, fourplexes and fiveplexes in our range. Seems to be a relatively safe area if you know where to invest. Only 2 1/2 hours from my home.
Awesome, thanks. Im going to take a deeper look at Poughkeepsie. Would love to hear from anyone currently investing there! Are there a lot of foreclosures? A lot of crime? Good management companies?(i'll most likely manage the property myself) freelance handy men easy to find in the area? Also looking for similar markets! Zeroing in on our first area has been challenging but eye opening so far. Thank you so much guys!
Hey Lawrence thanks for the reply. Those areas are closer and would be so much more ideal. The purchase price of multi families seem to be much higher though no? Albany has listings like 70-150k for 2-5 units. That is exactly the numbers I had in mind. You you think I can find those numbers closer to Long Island??
Thanks guys! Yeah i figure 200k is a hard budget to deal with in NY. Hudson valley seems viable. I recently stumbled across Albany. Low cost multi family homes! I know college students can be more of a hassle and less stable but I was wondering is there a renter population aside from college students? The price/unit ratio looks great. Long term tenants would be great but im wondering if it is only college students in the area? I'm going to call a realtor but I Figured Id ask BP as well!

I live there and I just automatically assumed a multi family under 200k didn't exist. Anyone have any experience? Is Long Island a bad place to start with a low budget? I see that most people say to invest close to where you live to it would be amazing to stay on the island!

Hey guys, this is my first post (besides the introduction thread). Excited to be on here! My partner and I are approved for $200,000. we are looking to buy a multi-Family home within 2 hours from home (NYC). We want to keep it as low cost as possible because this is our first investment and we want to get our feet wet! As I learn everything I can about the business I am also searching for the best market to purchase our first property. 

I would love to hear any advice or suggestions for good low cost beginner markets in New York, Connecticut, New Jersey, Rhode Island ect. 

Any input is greatly appreciated! I hope to become a very active member on here!
