Hey! Been learning about real estate for a few years now saving money to invest. I was thinking of buying land and putting some small little buildings for people to rent.  I see that the biggest problem is finding a plaze thAt allows this kind of thing. So I was wondering what states and counties you know of that allow this?

I want to start out by living on the property and managing it and eventually moving when the place is running correctly. I’m aware that I need to set up water and electric so I was hoping to buy a place with a structure already on it (broken down but with utilities ect set up) 

I know its possible because i’ve stayed in Air bnbs that are basically just a lot of land with 4-5 small cabin like houses on it. Does anyone have any experience with this???

Hey im wondering if anyone would be interested in taking a look at some failed inspection documents. A duplex I am interested in failed electrical inspection. Id like to get some opinions on if I should continue to pursue the deal! Thankyou!

Hey guys! So my partner and I found a place that we think we like. It's a 4 unit in Dunmore PA. All the units are rented, but the rents are about $100 less than where they should be. Does anyone have experience with buying a turnkey property and raising rents on tenants. Of course we don't want to be on bad terms with our tenants. We want to upgrade their apartments as well so I hope they aren't too upset with a raise in rent. Any idea how to go about it? I'm in the process of getting all the info on how long they are in contract with the current landlord. I believe its year to year lease. They have all been tenants for less than 2 years. Any advice is greatly appreciated!

hey guys. I've been ready to buy my first Multi Family. Landed on Scranton, PA due to location and price. Really looking deep in the market and working with an agent. But im worried the market isnt stable enough. Seems to be declining a little.  So i was wondering if you guys could suggest any good areas to invest in multifamilies on the east coast <4 hours from NYC. 

My partner and I are still heavily considering Scranton becuase there are many cashflow positive multis but I figured Id ask if you guys think I should look a little farther from home for a better market. Im 2 1/2 hours from Scranton.

Jason Duet hey man thanks for the reply. Cool to hear from an agent turned investor. Yeah I'm buying outside of my market so i want someone to break it all down for me as I do my own research as well. I found someone I feel is pretty knowledgable and honest!

Hey guys. So my partner and I are ready to buy our first property. We've decided on the Scranton PA area and we are looking to buy a triplex or a fourplex. We have analyzed many deals in the area and we are happy with the numbers. Next step is finding the right agent to work with to find the right property. Being from Long Island we are not extremely familiar with the area. Ofcourse we intend on learning as much as possible by driving around and checking out the nieghborhoods, but we would like to work wth an agent who has a good idea of the area. 

I have reached out to two so far. One pushed us on a property that we later found out was in a bad area/flood zone. The one I'm in contact with now seems to be too busy to give us the attention we are looking for. Is this a bad thing? Or should I see it as a good thing and she is doing a lot of business. Im not sure if I want a realtor to be too involved who will try to sell us anything and everything, but I also want to work with someone who is working hard to find a good deal. 

Any advice on choosing an agent? Any reccomendations for realtors in the Scranton, PA area?
