I have been researching as well for a system and came across REI blacklist it has an integrated CRM but so many more features. Lead generation - analysis and also marketing for your properties.

Check it out and tell me what you think. It's not inexpensive.

Hi Bryan - Lots going on in your life with school and when you're out of school you're studying more! I'm right there with you, I'm working and it's not a 40 hour work week but I'm pushing on have people working on a website and also have business cards as well as LLC. My goal is to find a wholesale deal through mail campaign and then flip it. I waiver back and forth on rentals.

Zillow estimated rent to be $879 total or $440 per unit, Zillow now Zestimates rent to be $918 total.

The zillow estimate of rents seem low even for Lawerenceville - you may know but it wasn't in this thread find out what the actual rents are for the units and also research the rents in the area further. I have seen some outrageous prices out there as well, and speaking to a realtor that doesn't have a clue about cap rates doesn't help when you are trying to make an educated decision especially on your first property. Be patient when you see it you will know.

If the 120K is below market value then wholesale it. You just need the comps in the area to show the end buyer. Trying to get too creative as a new investor and you might find yourself in trouble (as mentioned above) with real estate laws. 

@andrewcordle please count me in! 

There has only been one person who has replied to using this system and they didn't share any particulars on the deals they did and they were very fluffy in their response so it makes you think twice I hope. I tend to agree with Tom - it's sounds like birddogging. If you need help I'd use someone reputable on BP like Micheal quarrel's system.

What a process! Let us know the end result of this home, are you flipping or renting? Great info thanks for sharing this. 

I spoke to them as well and when they asked for $8k and 50% of the next 500k in deals I started googling them and found bigger pockets- the posts on this forum came up and I never took the second call. I know this is a late post but if it helps someone out there to make the right decision on google it's all good. 

That's some very good information! Thanks for sharing. You really have to know Birmingham there are some not so good areas even if they seem close to schools like UAB.
