 Thank you for the response @Bjorik! This is an off-market house. list date was 10/26/2017 that's why I'm trying to get it 80% value of the asking price. This is a duplex.

1.) I will include $10k-$30k for the rehab such as painting(interior,exterior), fence(was crap), etc. I couldn't really tell till I see the house; however, thank you for reminding me! =)

2.) Yes! I will change it when I get more details from the owner.

3.) the market vacancy rate is 3.4%. So, I think that is good for me. lol

@Paul Sandhu lol.. Ok. So, I will try to do it for a year or 2 So I know how it works. I will read the property management book by brandon and his wife. Also, are the 1/2 duplex multifamily houses a good buy? I'm just seeing a lot of them in my area

Hey, guys! I'm just wondering as a new REI, should I buy a new and ready to be rented duplex or one that has to be fix for a little bit? I saw a deal for $389k 8 beds, 6 baths that I'm thinking to use a 203K Loan. never bought a house before. House was built 2007 and has been sitting in the market for 200 days already. Thank you in advance!

@Luke Carl my bad. I don't know where to post. lol I will check it this coming week. If there is a fix I will negotiate for lower price like $300K. lol If they don't want it, then i'll just go ahead to the next one. Yes, I will live on the other side. The estimated monthly on realtor.com is $1900. So, I might be able to up that to $2k. Thanks for the advice my friend!
