Believe me...I blame myself! Our first court date is this Friday. I'm bringing all the email communication we've had since Jan of this year when he first started paying late. I have over a dozen emails from him showing that he was "trying to get the money together". Now that he's been served the eviction notice, he claiming withholding rent for habitability. I will also bring all my receipts showing that I've fixed everything that he's ever brought to my attention. Any other recommendations with documents I need to bring with me?

I am going through the eviction process with a tenant right now and it's been stressful beyond words. @Melissa, I feel what you're feeling. It's been going through my mind about just selling the place. I don't feel like I'm built to be a landlord. I am always sympathetic to excuses and just way too nice even though I know I need to run my rentals as a business.This has been a very expensive learning lesson for me with all the lawyers fees. I let my tenant go for 4 months without paying because he kept telling me he was working on getting the money together. I finally gave him the notice to pay or quit and then it turned ugly. Currently my tenant owes me 8 months of rent and this may go on for months. He's done everything to contest the eviction and is using all kinds of stall tactics. He's submitted frivolous questions to the court and made me answer 30+ questions that included providing documents for the last 3 years. It took me probably 30 hours to get everything together. All I want is this guy to pay up or move out. Why is it so difficult?

These tenants were inherited. They were there when I bought the place 5 years ago. I think they've been there for close to 12 years. The garbage in the garage IMO is a fire hazard. They guy is always in there welding things and with the sparks flying, it can be dangerous.

I need to get these people out but my concern is that they live like pigs and their unit is super gross, they may try to put it on me and say I haven't given them habitable conditions. Because of they way they live, I don't think any of the previous owners of the building (I'm their 3rd) has done anything to their unit because it would be wasted money. I had new carpets put in and within 3 months of the installation, the carpets were dirty and torn up and they said to me "That's what happens when you put in the cheap stuff". Very frustrating!

I have tenants that I think are hoarders. When they are driving and see garbage sitting outside for collection in front of someone else's house, they bring it back. I have told them before they need to keep better housekeeping because they have stuff everywhere. My main concern is their garage because it is packed front to back and top to bottom. You can barely even walk into it. Can I do anything to get them to clean that up?
