Sorry replied last night but it didn't post. 
Thanks for your response. Never assume anything with a newbie. haha I have reviewed the bylaws and through my untrained eye I did not see a clear statement about the windows, just general statement about adjusting the exterior of the building, so I have requested additional information.  It is a condo building and I did include questions about type of window, if anyone has ever replaced any windows (built in 04 so guessing not).  I have the sizes and am considering sound proof or indow inserts but really don't know much about them.

Been looking at a nice condo unit in a very popular location that isn't selling because the property is too loud.  I am new to this but have arleady found I have an out of the box thinking from the get go.  Since I don't know what I don't know wondering if I am spinning my wheels considering approaching the condo board before purchase to find out if they would allow window replacement and if so point me in the direction to get some quick quotes so I could put together an offer.  Since I live in a fast selling market I will most likely not have 30+ day for the board to review my proposal.  Thoughts or suggestions please.

Most of them are however I am "thinking" I may have a shot a negotiating additional money off if I can say to builder that I know they are not paying the realtor fee.

Charlotte NC is a growing area. Looking to invest in first rental property.  I know a realtor that I respect and feel will help guide me but I am hesitating to sign as I have already started communications with several new build sites.  After reading the realtor contract it is clear that this is a conflict of interest and that once I sign ALL will go through the realtor.  Thoughts on seeing the new builds through to a decision or signing now and pay for their expertise and assistance through the process.  I have no interest in going it alone outside of new builds and welcome their assistance.  Not sure what to do.
