This act really stands for :

House Employees Raiding Of Everyones Savings (HEROES)

The problem is that liberals and the left continue to push incrementally and use emotionalism to get their radical agenda passed with no pushback from conservatives.  This has a "drip drip" effect until laws become extremely radical in a short period of time against those trying to invest and average working America that pays taxes.

I have a "C" grade vacancy and am probably going to rent to a subsidized tenant.  It's newly remodeled but since no one is moving due to rent moratorium and covid here in upstate NY, I've only received two calls.

The first applicant immediately started complaining about her present landlord and was in the last apartment for only a few months.  Definite red flags.  Upon investigating she has an extensive criminal background.   I'd rather see the apartment go vacant then rent to someone of a red flag nature.

sorry to respond so late as I literally have two full-time jobs.   You may have had a legitimate point, however it came across as a severe admonishment in true schoolmarm fashion.

I believe this thread was mostly started in a spirit of camaraderie and possibly commiseration.

I dare say not a few of us think this whole fiasco is 35% Health related and 65% political football.  Needless to say we are not amused.

I sense a mutual admiration society developing...

We are still rehabbing (on the weekends) an 1874 duplex.... actually it is 2600 square feet with a very large  downstairs apartment and an in-law apartment upstairs .

Looks like the "Driving Miss Daisy's" house with thirty years of neglect!

It is totally separated now  redone electrical HVAC  quite a bit of drywall,  painting, new windows (lead based paint) .  I'm looking forward to getting my first rent in May for the upstairs apartment .

I also run my husband's HVAC business  (in addition to my 40 hour plus job in IT)  his commercial clients are giving all sorts of excuses not to pay because of covid.

These are well established businesses that should have had cash reserves.   In addition the work was performed before the covid 19 fiasco.  We're owed about 14K so far.

His business has dropped off quite significantly; we are in Upstate New York so he goes to the rental every day to work on it until life gets back to normal.

exactly.  are all doctors "quacks?"

Purchased a circa 1874 "unofficial" duplex, 2600 sq feet for 35k in an estate sale.  Two bdrm up "inlaw" and 3 bdrm down.  Plaster and lathe and LOTS of wallpaper to remove (thank you fabric softener).  Separating the heat...already separate gas and electric meters.

Found an old cistern in the basement with possibly an active feed pipe for rain water.  Want to eliminate any safety hazards as this will most likely have S8 renters.

Any ideas? I imagine remove feed pipe, pump and concrete in?

Went to one of their seminars.  You have to find a "licensed electrician and/or plumber" to do the repairs.  Well I own an HVAC business and my workers are well qualified as plumbers, HVAC techs and electricians but aren't "licensed by the city" which entails union apprenticeships and the like.   Sounds like a make-work scheme for the unions in all honesty.
