The thing I didn't like about RentRedi after doing lots of research and preparing a spreadsheet with features and costs, is that RentRedi doesn't disclose up front that the accounting portion is linked to another company and is extra and, frankly, comparable to the pricing of the "big boys."   You might as well go with a big outfit such as Buildium or Doorloop.

Had the accounting portion been included in the base annual subscription price I might have stuck with it.

HUD Reasonable accommodation paperwork which is usually filed for an Emotional Support Animal.

I disagree.  If you have a nuisance tenant (ex. tenant who pays rent but late every month, tenant who complains about things like "I saw A wasp or I'm getting the wrong mail in my mailbox,"  but fails to report legitimate issues in a timely manner, tenant who fails to get along with the neighbors), you won't be able to get that nuisance tenant out and all your good tenants will leave because of it.  GCE is designed to protect poorly performing tenants thus, as a side effect will de-house good tenants.

We all know that tenants who pay their rent on time and in full every month, tenants who get along with their neighbors and tenants who don't tear up the property but report legitimate issues DON'T get evicted for "no reason."  

GCE encourages poor behavior in tenants and punishes good tenants that are following the rules.  I believe that is GCE's end game anyway-- to drive mom and pop landlords out of business.

I did hold a property for one month with a holding fee to be applied to the sec dep upon lease signing OR forfeited should they back out.  In my area good tenants are like fishing for marlin in a backyard puddle so I was willing to wait to get someone highly qualified as opposed to the armies of Troop Drama that normally flood my ads.

Yikes!  I had a tenant that was imagining noises from the upstairs tenants and would not put up with normal noise such as walking, doors closing etc at reasonable hours.  I ended up non renewing (another reason why "Good Cause" is BAD)  at which point she became belligerent and overstayed her welcome, practically daring me to evict her, which I did start eviction proceedings.   She paid rent late twice in a row with a bunch of excuses and she wanted me to evict the PAYING tenants upstairs, um no.  

Did your tenant file federal accommodation paperwork before she moved in?  Did she call the police on the neighbors?   What is her monetary claim in SC court?

@Alyssa Wright,  Totally disagree.  It seems VERY bad.  So if you want to buy a house to live in as an owner occupant, you have to get the tenant's permission to buy it (and to sell it). Absolutely absurd.  I haven't read anything about an 8.5% increase.  Only de facto rent control at 3% which is nuts when real inflation is hovering around 20%.   In my town there is a 12% vacancy rate in rentals as it is.  Plenty of vacant units.  The tenant pool, however, is about 5 miles wide and 1 inch deep.  Most mom and pop landlords are abandoning ship after seeing the writing on the wall. I've had one vacant unit since 4/1 and getting nothing but abysmal candidates that I wouldn't rent a stable out to.

They are having a public hearing in Ithaca on opting in to the horrific "Good Cause" legislation that basically gives your private property rights over to the tenant.   The hearing will be on June 20th.

Thanks for the advice.  I just find it super strange that my ad, that had been up for weeks with no issues suddenly gets removed after I turned down the part/time RE agent and program director assistant's hand picked applicant.  She was very angry that I turned down her applicant and even accused me of discrimination.    I have resorted to FB with a biz profile and have blocked her profile so we will see what happens although I haven't had any luck with FB before.
