UPDATE from @Lorien Rollins:

Hi BP friends -

This is a pocket listing in a highly desirable and booming area, within 25 miles of Charlotte, NC.  This property is surrounded by major employers and retail. Currently leasing, this garden-style apartment community is Class A, with luxury finishes and comprised of 36 units, consisting of one- and two-bedroom floor plans. Proximate to I-485 and I-177, residents benefit from convenient access to 100,000+ jobs.

I am now accepting inquiries and scheduling calls to review the OM on a serious interest basis.

@Brandon Malone I have 1 LTR in Denver NC and installed a smart lock with a physical key for when/if the batteries die while tenants aren't home. I have a copy of the physical key and I also put a copy in a box that is screwed into the door frame with a passcode. There are pros and cons to smart locks HOWEVER in the last 5 years the technology has improved drastically and is much more reliable. You could always go with a Kwikset rekey deadbolt option, and recycle the keys. I have experience with this, you recycle the keys, saves on costs! I would advise sitting down and putting the costs in front of you, are your lease lengths 15-24 months at a time, are your tenants low risk and likely to occupy or break lease, things to consider :)

I find it interesting that your property manager is advising you to pay the cost for SFH #2. As a property manager, he/she should be ensuring to provide communications, material/education to tenants on the 'cans and cannot's'.

Because this PM wants to make things easy for themselves and could care less about the Landlord....

How unfortunate!! I couldn't sleep at night lol.
