Depending on your state laws, when you purchase the property the lease agreements (assuming they are in date) are valid. If you haven't already, I advise combing through the agreement. If it clearly states no smoking in or around the premises, then you can fine them (depending on your state restrictions, maybe even per diem), this may incentivize them to quit or place their notice to vacate or you can offer them a non-renewal when the time comes. If there is no active lease agreement, and again depending on state regulations, send them a notice to vacate.

I do not ever permit smoking in my rentals, it is one of the most costly and time consuming tenant habit to mitigate.

The redesign includes adding 4 new penthouse units on the 5th floor with incredible 360-degree views of the Atlantic Ocean and the Intracoastal Waterway. The remaining 36 units consist of 24 2bed/2bath and 12 3bed/2bath units each with their own ocean view balconies. All units are being completely remodeled with all new floor plans, electric, plumbing, HVAC, insulation, sheetrock, trim, cabinetry, fire suppression, paint, tile, flooring, and appliances. Completion of renovations on track for July 2024.

With that low a response rate I recommend revisiting your rent, how does yours compare with other similar properties within commuting distance of your house?

 It's fair for the market (and the area) I lowered again last week, I'll revisit in a few weeks if the traffic doesn't pick up :)

Well, Bandit signs work great! If you feel like the neighborhood is too sketch for them, put an extra car in the driveway so people think its occupied. Or have a radio with a talk show on in the kitchen. Put up blinds or curtains in every window.

Otherwise, it's the usual suspects:

Craigslist, Facebook Marketplace, pay for Zillow listings ($35 but it works), Apartments.com, etc.

The only other way to get it even further out there is to have it listed with a real estate agent which is what I normally do.

 The neighborhood is great and I've decided to place bandit signs next week - hopefully they'll help! The home is currently occupied, I'm attempting to backfill and have little vacancy once they move out. Those are great ideas and suggestions for a vacant home though!! Do people still use craigslist? I didn't realize! I'll post more on FB too, I joined a few new groups. Thank you!!
