Some designers/decorators do a % of total budget (like cost plus with a contractor), but I have never priced myself that way and wouldn’t. I guess it would just have to be a case by case basis, which is what I do for clients now, but I’ve always struggled with how to charge for design/decor.

And id be open to anywhere in the Southeast, would be easiest in driving distance -let’s say 6 hour radius from Atlanta (I know lots of people are doing N GA, TN, NC)

I would LOVE to offer services setting up and furnishing STR's for investors who are out of state or otherwise don't have the ability to do it themselves. It would complement my renovation/design business and would be so much fun! I've done it for friends and family and plenty of young dudes who don't know what a hand towel is and why someone might want one, but never really considered making it an arm of my business.

If you've hired people to do this before, how and what did they charge or what services would you expect? What did you like or dislike about what they did for you? Being a thrifty person, I hate the idea of charging a % of budget fee, as some designers do, that's too much a conflict of interest - I'd rather be incentivized to save money, not max out a budget. But it also takes a lot more work to be thrifty than just placing a giant retail order and assembling some furniture. Thoughts?

On the marriage counseling side of things, I think it's cool you have your roles split - it might make it easier to each be somewhat independent and specialize in what you do, with enough overlap not to be doing double work in some areas. But it sounds like you both need to view the two different approaches as complementary, rather than competitive. They are two puzzle pieces that can work together to achieve your goals - healthy real time profits on the flips for the short term goals and stacking up a portfolio of rentals for the long term. You can't judge the two businesses by the same metrics, because they're supposed to be producing different things in different time frames, acting as insurance against each other, so it's not as easy as looking at the books for the year and figuring out which is "better". Separate that in your minds and have respect for what the other's business strategy brings to the collective table, and sounds like you've got a great big picture outcome!

I honestly have no idea, I'm not in the rental space at all, I just think it's a really cool building that definitely needs a niche investor buyer with vision. It is in Cobb County, but I don't believe within any city limits (def not Atlanta). May be better for multi-family, it is more suburban...?

 It's not walking distance to anything, but this is Metro Atlanta, we don't walk anywhere. Not a "tourist" destination (we don't have a lot of that), but close enough (in ATL driving terms) to sports, music, medical, industry, and general reasons people would be in Atlanta. More "out of towners" than "tourists".

May be much more suitable for multi-family rental opportunity or mid-term rental, I don't know what the layout would be most conducive for.

I hope this is appropriate to post, it's not a "listing" or solicitation, but there is such a cool, huge old home near me for sale and I'd LOVE to see someone in this community do something awesome with it. I have no stake in this property, my agent just brought it to my attention to see if I'd be interested, but it's outside of my wheelhouse and price range. Big, currently hideous neon yellow house with 9 BR that was previously a group home, list price $850K but I've heard they're "very flexible". I do have some inside info on the listing, but haven't seen the interior - I know it has multiple kitchens, but I don't know if the rooms are all set up as individual suites or more a roommate/BNB vibe. I'd be so happy to help anyone out who might consider it by going and doing some recon work (because I'm kinda dying to check it out and see what potential it has) in exchange for you walking me through your process of evaluating a STR property! It's not walkable-close to any particular attractions, but this is Atlanta, so nothing is. NW side of town, close to Braves stadium and a very populated area. PM me if you have questions.

Post: Private Loan Attorney GA

Looking for an attorney to draw up contract for a private lending situation - lender is in OR, borrower (me) and property are in GA. Simple mortgage style loan for a flip, (loan for a portion of total purchase/rehab cost) from a personal/non-family lender - though the actual $ may be coming out of a family trust, not sure how much that complicates things. My contact has POA over the trust.

Would the closing attorney be the person to ask about this, or do I need my own loan attorney to draw this up, and if so does anyone have recommendations on someone who's familiar with this type of agreement? Thanks!
