Cool STR opportunity in Marietta, GA

I hope this is appropriate to post, it's not a "listing" or solicitation, but there is such a cool, huge old home near me for sale and I'd LOVE to see someone in this community do something awesome with it. I have no stake in this property, my agent just brought it to my attention to see if I'd be interested, but it's outside of my wheelhouse and price range. Big, currently hideous neon yellow house with 9 BR that was previously a group home, list price $850K but I've heard they're "very flexible". I do have some inside info on the listing, but haven't seen the interior - I know it has multiple kitchens, but I don't know if the rooms are all set up as individual suites or more a roommate/BNB vibe. I'd be so happy to help anyone out who might consider it by going and doing some recon work (because I'm kinda dying to check it out and see what potential it has) in exchange for you walking me through your process of evaluating a STR property!
