Post: Why wholesaling is being pushed by gurus?

I have tried wholesaling for a while now and read multiple forums on the topic as well as numerous books. I hear it all the time, "The best way to get into real estate is through wholesaling!" I have wondered why so many gurus push this concept without much details unless you pay for a course they offer. Then it donned on me, wholesaling allows an investor to recieve many properties with majority of the negotiations handled. Often times though, these new wholesalers give inaccuriate deals and turn many investors off any deal but the lure is still there, getting houses without doing much to get them. So, with this thought, I have studied more on what kind of investor I want to be so that any deal , wholesale or otherwise, will be one I want to do, not a deal I just wanna pass on for a quick buck. Its my hope that this approach will take me away from actual wholesaling and into investments and partnerships. 

I'm curious as to how this sounds and what ideas could be offered to build working relationships with other investors that'll build my personal career.

I am curious to know how many investors use sites like youtube to interact and research. I ask because I'm find a wealth of information on a variety of topics and in combination with bp, I am absorbing so much. Has sites like this been helpful to others?

@Tim G. I use craigslist as a free source while waiting for hits on my site, calls from signs or letters. But I like to maintain market versatility and figure if I have more of an idea of what the seller thinks, then maybe I can utilize that cross-media to optimize my marketing, even the free type. And yes, there is way more success in targeted marketing through leads but I feel like there's a key on craigslist that I may be missing.

I'm curious to know if there is anyone who has an idea on what sellers look for as keywords when looking to sell their home. I'm noticing most posts are from other wholesalers and not the actual sellers and that makes getting contacts rather difficult. My curiosity is peaked.

Thanks for the advice. I have a friend who is a realtor and she explained how the contracts work on their end. After a long conversation we found a way to work out the details and start working together. it seems to be a beneficial relationship at the start.

I am curious to know if realtors have a problem working with wholesalers. The idea is to work with wholesalers on properties that have been on the mls for a while. Or do the realtors simply unload to private buyer? I feel that if there is a mutual way that all parties could benefit, then why not? I would love any honest feedback to helpl me think through the pros and cons. Thanks.

I am combing through craigslist and finding potential deals. I have emailed the persons who posted the ads and I am curious is there an effective strategy or email template that could get the seller who placed the ad respond or respond quicker or more positively?

As a wholesaler myself, I think I would rather go with "Cash For Houses" approach. for me I am up front with my intentions and if I choose to buy then I already have that in the contract so I exercise that option. I would love to know how others do it.
