I have 105 acres of land under assignable contract in Augusta, GA on a main highway.  4+ acres is commercial and the otr 101 acres is zoned Agri-residential, but could easily be rezoned commercial or used for mixed use.   I am putting together a comprehensive package for developers that shows the potential for both commercial retail (since most major grocery stores, restaurants, mall, Hospital, attractions are 12 to 21 miles away (the airport is 6 or 7 miles away) and subdivision as the land has plenty of frontage and is on county water.   I don't want to MISS anything when I put the package together.  Has anyone ever put one together before and if so, any pointers you can give me?

A friend of my sons has just filed a motion to vacate the sale.  Long story, but he lost his mom a few years ago and was in foreclosure when an investor approached him to save their home.  The investor was supposed to by the property via "subject to" and resell it to him in a year when he was in a better position.  Instead, he did a quit claim and gave him a lease to sign???   It was a scam and the home continued to be in foreclosure.  The bank bought the home at the sale and he filed a motion to cancel and has now been advised to file the motion to vacate sale and then do an emergency short sale.  My concern is that the attorney who is advising him is the same one who works with the shady investor...

Thank you for your advice, Dave!  I've been researching the land for the past few days.  It is on a main highway, and currently zoned agricultural.  Part of it is commercial.  70 of the acres is 20 feet short of frontage needed for a subdivision, but could purchase from a neighbor.  The 70 acres crosses another main road.  Land has doubled in value in the past year and could be rezoned commercial. 

I am considering wholesaling 130+ acres of land on a main strip in Augusta GA.  30 acres is zoned C-4 and the other 100 is agricultural/residential with potential to build a subdivision, but want to make sure the value will go up and not down.  They are planning to widen the road that the property aligns.  

What would make this property appealing to a land developer/investor?  The commercial land has a business that has been around for over 50 years and the business with be included turn-key.

Thanks for sharing! This has been very helpful. I'm interested in a property in Atlanta owned by the bank with the same address, lol! It must be a hub for REO's....
