Hey I'm an investor from tyler tx. I would absolutely refinance for cash flow and leverage. That is dead equity sitting there and it's not making you any money. Refinance it and keep a cash flow on that house and then use the rest of the money to invest in something else that'll create cash flow. It's all about the cash flow and using leverage. Hey Tim I'm Mike from tyler, tx. First of all welcome to BP! It depends on what your financial situation is right now. If you have a good sum of money put up I would buy and hold SFH because it's all about the cash flow in the end. If your needing money pretty quick then you could possibly buy and hold one and then flip one to collect the income immediately if needed until you build up a big portfolio where the income is comming in tax free.
