I have a couple that moved into my rental property about 6 months ago and signed a one year lease.  They have split up and the man has moved out.  She has asked me if we can redo the lease in just her name.  Any thoughts?

They are not in the best shape from what I can see and what I have been told. What are the main things I need to look for when visiting the property that might cost me the most money in repairs??

Where is the best place to get a list of pre-foreclosures or people in notice of default on their mortgage.  I have checked county clerks office, newspapers, etc.  Any experience with this or where i can get addresses or contact numbers to contact these people before they go into foreclosure??

Where do we get the third party authorization form from?

I'm definitely interested in the meeting. I live in Tyler right now but would make the drive for the meeting. Is everyone in the meeting investors or a mixture of everything? What day will it be on and about what are the hours of the meeting?
