Who really needs that amount of money? Real world, 5 million dollars would buy a dream house dream cars several exciting holidays and feed and educate a family. Through buy and hold leveraged that's achievable in a 15 years cycle. With hard work, self belief, determination and education through this site and mentors its possible. Buy and hold may sound boring but Jesse Livermore, the greatest trader of his time, once said"The big money was always made in just sitting tight"

Speculation is not a word I would use to describe the strategy.  As an investment the cash flow is derived by using the bigger pockets 2% and 50% rules which would minimize any risk and factor in vacancies and other expected expenses during the term. So , no in answer to your question I am not speculating ( Google Definition: a theory or conjecture about a subject without firm evidence).on anything at all, I am investing. ( Google definition: put (money) into financial schemes, shares, property, or a commercial venture with the expectation of achieving a profit.

I have recently been offered a fourplex that is probably 15% over market value on seller finance terms at 4% simple interest over 25 years. I consider buying on terms a luxury if the property cash flows and pays for itself over the length of the term. I am putting down 15% and will get that back over less than 3 years so I am also happy with a plus 33% cash on cash return. I would be interested to hear any opinions on the benefits and attractions on buying on terms but paying slightly over market in return? Could this strategy be a real long term way to build wealth if used correctly?

I am considering purchasing a quad on West Market St York PA. The owner tells me it is a very desirable area and has had little vacancies. Being out of state I have spoken with several Realtor's in York but they all say that state laws will not permit them to say which areas are better, more popular desirable etc than others. Does anyone know the area and can you please give me your opinion on the Street ?

To be a little clearer my question was: Can anyone match or beat the 20% return (no finance, 50% rule and the 2% rule taken into consideration) .that I thought was possible in Baltimore in another market. In other words is there anyone out there that can share with us a market, city or town other than Baltimore that can return 20% net ROI ?
