I am encouraged to research further into the Baltimore buy and hold rental market due to the rent to value numbers. My intention is to buy and hold a stack of SFH's in a good cash flow area. It appears from my initial research that its possible to find tenants that stick around for a year or more in a C area in Baltimore and still achieve 20% net cash on cash? If not in Baltimore can anyone beat the numbers in any other areas where this is conceivable?Regards Alan

Thanks for all the replies so far. Good question @James Park. I guess it would be a little easier with a million. There must be plenty of places to invest in multifamily property with a purchase price of $4million and if you put a million down and finance the $3million at 6% with a CAP rate of 10% you would get a cashflow of $220,000 or 22% on your money. I guess that would be possible in Texas, Indiana, Ohio where @Engelo Rumora  mentioned and certainly in Baltimore where @ Ned Carey mentioned. Not knowing these neighborhoods though I would have to ask Ned and Engelo thier opinions to risk and reward and other individuals on the ground in the respective towns. Realtors that like to talk can be a good source of information. Of course this would depend on borrowing $3million at 6% and finding a good deal with a 10% CAP. There may be other strategies. How about self storage? Mobile Home parks or even a commercial strip as@Joel Owens described. I would be interested to hear any more creative suggestions.

Thanks, bedtime reading perhaps. Although there are so many interesting threads on bigger pockets that I don't think I could get through them in my lifetime! I heard on a podcast yesterday that 1000 new posts are added every day! I need to prioritize I guess. Anyway, thanks bigger pockets for the fantastic information about my favorite subject.

Thanks @jonklaus. That looks interesting. I am not planning to build and really just need a ballpark figure to make a calculation for a lot that I have been offered to see if its worth buying to flip or wholesaling. I read the first page of that post and found that the price started between $60-$120 dollars per square foot down to $65-$85 in a further post. Without reading the 519 replies can you or anyone give me an accurate ballpark price per square foot to build in Atlanta or confirm if $65 - 85 is about right?

I apologize in advance if I am just being too lazy to phone three contractors in the area for quotes, but I had expected someone on bigger pockets could help out?

I have used them to provide a fast proof of funds letter to help making offers but that's all.  Whether or not they actually follow through with the actual lending I cannot tell you as I used funds from elsewhere. They served a purpose for me which was fast and efficient. Hope this helps a little and that you get an example of someone who has had a fuller experience with them soon.

Here is a question that I was asked the other day that got me thinking. I wondered if anyone could be more creative than I was in finding a solution to this challenge as my answer was a dull buy and hold and keep forever with conventional finance . If you had a half a million dollars to invest and the objective was to earn a yearly income or cash flow after all expenses of $100, 000 per year from it ( in other words 20% Cash on Cash return) , how would you do it? Where would you do it? Which strategy would you use? How would you minimize the risk to your capital? Who can be the most creative?
