can we evict tenant in memphis tn now during covid for non payment of rent?

it has been 4 months since tenant paid the rent.

if i follow up with the PM, they keep saying their lawyers are working on it sometime and later they say tenant agreed to pay the balance of $. this happened once before and did not pay. yesterday my PM said they will pay on dec 15 the remaining balance of $. i somewhat started to losing faith in my PM. should i look for my own eviction services?. I stay remote and out of state.

Tenant has not paid rent for a month and property manager has not notified me. and also tenant has not paid this month’s rent too. PM After not responding to my emails for a long time and finally when they answered told me they will be sending a letter to the tenant. I have no hopes on the PM. Should I be hiring eviction service and start with the eviction process myself?

Thank you all for the responses and help. Finally they got back to me saying they cannot reach the tenant either by phone or Email. Tenant is delinquent on the sept and oct rent. she told they will be sending an official letter to the tenant as next steps.

And I had bought this property from a turnkey company in July. It is their same property management company and has the same CEO. Not sure if I have to contact somebody who was in touch with me when they sold me the property.

It has been 5 days. I sent an Email last friday to the PM. She replied adding somebody on her team and she will update me. I did not hear anything back. I called and left a voicemail tuesday. and sent a follow up email twice again. but no reaponse yet. also the PM website has no updates.
