I'm by no means a seasoned investor, but I wanted to weigh in on this one as I'm finding myself in a very similar situation. I recently moved to Phoenix (originally from IN) and have noticed the same competitive market you described. I would recommend you readdress your goals and why you want to invest in real estate. Appreciation is a great bonus with a large-growth market, but if cash flow is your concern and will help meet your goals I think the midwest is a great option.

Does anyone know of a home inspector from the Phoenix, AZ area that I could network with on BP? Im considering a career change and would really like to ask some questions about the career from someone who actually does the job day in and day out. Any recommendations are greatly appreciated!

@Bob Okenwa I'm definitely open to a variety of house hacking strategies. I've found what you said about the multifamily stock to be very true and I like the option of an SFH with an ADU. Thanks for the input!

Hi everyone! I wanted to take a minute to make my obligatory introduction to the forum. I'm excited I recently closed on my first deal and am doing some light renovation before it hits the market in October. At the same time, I'm preparing to relocate to Phoenix, AZ and am looking to connect with some like minded people and create a network there.
