Hey Everyone

Im not a Jake and Gino student either but I have helped them with some podcasts, interacted with both Jake & Gino, and their teams. I can say without a doubt, they are the real deal. These days anyone and everyone is teaching RE but they don’t have the credentials to back it up. These guys do and they also own the operations of their business too and continue to grow it. 
If you are interested in growing in this space, I don’t know a better value for your money than with these guys.

Thank you! I agree with you on new year's resolutions too. I prefer measurable goals that can be broken down by month and week so I can continue assess where I am and where im going through the year. I also love making goals no matter what time of year it is too as things shift and change. The big ones however I still like assessing at the beginning of a new year.

I hope you have a killer 2019 too!

I love when January is almost here. The start of another New Year means its time to slow down and look back at the year while making goals for 2019. There is something amazing about looking back at how you did and decide where you are going to go. I love to make five new goals for real estate, finance and personal/family every year. I thought I would share a couple for my RE and personal goals.

Looking back at 2018 and my goals:

RE Goals (Started investing Dec. 2013):

  • Grow my “buy and hold” portfolio from 67 units to 150. Stretch goal of 250 total.

I am finishing the year with 180 units and have exceeding most of my financial RE goals too. However, I was really striving to hit my stretch goal of 250 but fell short. Oh well, that’s why they call it a “stretch goal”. Most of my deals came off market this year and I have a feeling until we have a correction that’s where I will be continuing to find the deals that work.

  • Flip 5 properties and achieve 100k in profit through fix and flip.

I’m disappointed in this one. I underestimated the time here and how much would go into getting started. I wasn’t able to flip any properties this year unfortunately. However, on the positive side we have two that are done and just listed and two more that will be done in the next month or so…I should finish the first quarter of next year with four completed and have a much better 2019 with this business.

Personal Goals:

  • Read a book a week:

Nailed this one…it wasn’t always easy but I fell into a good routine. Ive always read a lot and love to learn but never hit 52 in a year. So many good books and somehow the list of ones I need to read grew longer.

  • Get into a better routine to invest in myself.

I read millionaire miracle morning and it has impacted this goal so much! I am so busy with work, investing, family, etc. that I never seem to take time for myself. After reading this book Ive added some great routines that have helped so much. I now take time to journal each day, mediate, exercise more often, and eat slightly better (Need to still be better here)!

2019 RE Goals:

  • 1.Grow from 180 to 300 units. Stretch goal 380.
  • 2.Flip 12 properties and achieve 200k in profit.

I am still making my other 3 RE goals and they are always very specific with financial numbers. I need to close out 2018 first to figure out exactly where I landed. However, I should exceed the gross, net, and ROI numbers I set out to hit by a good margin for 2018. This should set me up to push my 2019 numbers much higher than originally assessed. Growing the # or units is a fun goal but the goals that matter most to me are hitting the financial numbers that these units should produce.

For personal goals I am going to keep most of them the same this year. However, in 2019 I want to do a better job networking. Its been a crazy couple of years with growth and I want to push to build my network more now. I have a lot of thoughts about building out some other RE businesses, opening a RE fund, and growing my reach. This should go hand in hand with meeting more people so we will see what 2019 brings.

Hey @Bryan Caprioli and thanks for the reply, I know Brookfield well, very nice area! 

1. My favorite area to invest is a 50 mile radius around Appleton, Wi. I own properties in Appleton, Neenah, Little Chute, Kimberly, Combined Locks, Kaukuana, and New Holstein(furthest away). Obviously anything in these cities I will know really well. I also know the Green Bay area, Oshkosh, and FDL area  really well. I am not opposed to branching out to other areas if the deal is right but would prefer to stay in my radius above in Wisconsin because of my extensive market research on the area, rents, network, etc.

2. While involved - I dont, I have an amazing PM company that I have grown with from ground up. They have helped me maintain a less than 2% vacancy over the past 4 years as well as strategically moved up rents. 

3. I need to update my goals on BP for this year! I just closed my books on 2017 and reassessed my goals for 2018...because I beat my 2017 goals by more than I anticipated im going to be shooting for 200 to 250 units by year end 2018 now. Im closing on a 8unit this coming Friday and just put another 8unit under contract yesterday so starting 2018 strong :)

@Ali Hashemi - I am not opposed to doing that Ali. Message me if you find a big deal and its worth me expanding. I have a few other things going on in different areas this year as well. If the deal is right, I am always willing to figure out how to make the rest work.
