Again check with the county, oftentimes they will pay the upfront cost of putting them in and just assess them onto the tax bill for x amount of time.

This is more of a mutual fund power play than a strategy for an individual investor. What are you going to do with the hoped appreciation? Liquidate and cash out? Liquidate and roll into another property? Ect, ect. Buy property if you can get it to cash flow now and if rents go up it's your icing on the cake. If you know this is going to happen it's often better to be the guy selling the shovels than the one mining the gold.

Why do you want to do this? What do you need the 75K for? Seems like a would just continue to collect my awesome $1500/month cash flow and save that up for my next deal. Over-complication is rarely the answer.

Just to keep things simple.... No matter the reason for the partnership, I want to be in business with solid human beings that share my core values. I want a partner that will be there ready to solve problems and put out fires with me when, not if, things go wrong.

Your on the right track. Look at other properties in the area that are similar to what your after. These are what is considered a 'comp property". You will get a feel for value after time and how to evaluate and run the numbers. There is a place online to learn how to do so, it's called biggerpockets so your at the right place. Gonna take some time to dial er' in. Goodluck.

Why is the ceiling hight low? 7ft ceilings are low. 6'4'' is a little ridiculous. I'm envisioning an attic bedroom?? Is it really a duplex in the eyes of the auditor? Your questions on grandfathering in the code are going to be hyper specific to your area. Given the limited information in this post. I would pass. This all isn't adding up.

Less opportunity for things to go wrong with cash buyer. Banks and lenders like to make things over complicated "on occasion". Sometimes I honestly think sellers just like to say cash buyers only because they envision themselves jumping onto a pile of spread out hundos.

Find a house that you can add value to. After adding value you can the keep as a rental or flip it. Make sure that after adding value to the home it will still cash flow as a rental. Find one and get started.

Are you also working as a retail agent as well as wholesaling? Your mls should have forms available. In ohio you also need to provide your buyer and seller with a consumer guide to agency and have them fill out a reciept stating you provided them with that information. It is my opinion that as an agent if you are going to wholesale a property you need close on the property and transfer title. This is a much cleaner and imo, ethical way to handle such transactions if the seller is not interested in listing the property with you as an agent.
