First real estate investment

I’m looking to get into real estate and I’m not sure how to go about it. Trying to decide between flipping a house and rentals. If I go with rentals I need to decide between single or multi family. I’m 21, single and I still live at home and am not looking to move out. I don’t have a lot of money to put into it right now. Any advice. ? I live in Lawrence, Kansas, a college town. If a rental doesn’t pencil out to pay itself off in less than 20 years is it worth it? Any pointers would be great.
