Thanks for the advice and info! Would love to hear more about the mother in law suite. What do you look for to see if this is possible? A separate entrance than the main one? Is there more to it?

Yeah. This is kind of what my research has led me to. I don’t think I will have enough capitol for a duplex or multi family home unless it’s in an unfavorable location. So a condo with roommates is probably the move. Based on my estimates, will only be able to at most break even if I’m lucky.

Thanks for the advice. I have thought about multi families in dc proper. With the money I have available I am afraid that the areas I can invest in my not be the safest.

I am also unfamiliar with what all I need to consider in determining if an area is worth buying real estate in. Really only think about safety at the moment.

Hi all,

Been trying to get into the real estate game for a while. Really trying to find the best strategy while living in a very expensive market (I.e. Washington D.C.). Based on my research and the advice of others, it seems like the first good move is house hacking.

Struggling to find a good property in Arlington, Alexandria, or D.C. just because of how expensive they are. Doesn’t seem like I will be able to break even let alone make any sort of cash flow.

Started considering buying a place with 1 or 2 bedrooms and adding a bedroom and/or bathroom. Can this be done with condos or townhouses? Is it worth it or should I reconsider the location?

Any advice would be much appreciated. Thanks!

Thanks everyone for the responses! It's great to know there are so many people out there willing to help. 

I will definitely have to check out the education tab! I am also interested in the house hacking concept. This is something I have been looking into for my first purchase. I do have some questions if y'all don't mind. Is it better to do a multi-family home? I am torn between buying a multi-family home and a condo. Reason being at this time in my life I would prefer to live in the city. From purely an investor's standpoint, is it better to go with a multi-family home outside of the city?

Overall my ultimate goal is financial freedom. Preferably a more passive approach. At this time I do not want to make this a full time gig. Ideally this could be an additional source of income that could help me while I pursue my passions.

Hi BP members! I am a new member looking for some advice. Recently came into some money and am looking to invest in real estate.  Tired of paying rent instead of building equity. Any advice and guidance would be much appreciated. 

Note: I currently live in D.C. with roots in Pittsburgh, PA. So I am looking to invest in either locations.
