I have a prospective tenant for my first SFR that has a low 500 credit score. They have also informed me that they broke a lease a about 2 years ago. I will be calling the previous landlord to get their side, but from what the tenant said is there were bed bugs and the apt complex did nothing about it. Income verification is more than 3x monthly rent but will be verified with W-2's and pay stubs. Should I collect first and last months rent ($2400) and a $1,200 deposit? Or more. Help!! Thanks everyone

I'm just getting started on REI and have one SFR under my belt. I'm looking to jump in to five-plexes and small apartments. Please chime in with strategies of locating these and obtaining comparable rent amounts. I'm not really sure where to begin. Thanks everyone

Yes this investor would be putting up $6500 in exchange for monthly income of $90.00 or $1080 annually, providing an annual return of 16.6%.  Once the 24 months are up the investor has the option of receiving the initial $6500 back, however monthly payments would then cease.  Monthly payments can continue past the 24 month period, and it's up to the investor if they want their initial investment back.  The investor continues to make 16.6% annual return for the duration of the investment. 

This particular investor is not interested in real estate, only after better returns than what could be earned else where.

The investor is also aware of the fact that if the rent isn't received then income isn't received, however the period of a missed monthly payment would be added to the length of time they would be able to receive income.

Hello everyone I'm new to BP but also REI. This is my first post to the site and looking forward to some great feedback on a potential deal I'm looking at. First let me say that I'm a buy and hold investor and in it for the long haul. Purchase price - 54K Down Payment -10.8K Rehab costs - 2.2k Rent comps in area range from 700 - 1200 a month (average is 900) Potential rental income- 900 Monthly Expenses PITI- 405 Maintenance- 50 Cap Ex- 90 Vacancy- 72 I'm looking to partner with an investor that would split the down payment and rehab costs in return for monthly income (10% of Gross Rent). Full return of initial investment would be locked up for 2 years and once investor requests initial investment back then monthly income stops (partnership over). Mortgage is in my name alone and investor would have no ownership rights. Let me know if additional info is needed. Thanks everybody.
