@Ben Miller I would be happy to chat with you. I have worked at the 1 man shop as well as a mid size firm. I think you really need to decide what type of transactions you want to work on/what you're looking for in a brokerage and then decide where to land. Meet with a ton of brokerages. Are you looking to do commerical or residential?

@Robert J. I would talk to a local lender about your situation and tell them exactly what's going on. I would also talk to a great broker in the area. Seems like you should be able to creatively structure something, and if your partner can put 800k down - I am sure your balance sheets look strong enough to financiers.

@Chris Phillips A couple ideas: since you bought those other properties cash, can you tap into the equity to purchase something cash here?
