Looking to learn more about commercial real estate and/or hotel sales. I’m a real estate agent and want to be able to know the details that go into commercial property as well as the things investors will be looking for. Any suggestions?

I’m looking at an off market deal and the current owner has a tenant who hasn’t paid in months.

Reason of interest is because the home is in a prime location and I have the opportunity to buy for a great deal.

Any strategies to getting them out? Has anyone ever paid a tenant to move out? All ideas are welcome!

@Jonathan Greene thank you! My direct mail mentioned that I was a realtor and included my business card which has my brokerage info on it.

I have a partner that would like to go in on three or four of these with me. I will definitely want to offer my services to help the investor possibly sell his other properties on the market.

@Russell Brazil yes I’m a salesperson. My specific brokerage and the way that splits are set up, we have control of splits.

I’m wondering, do agents ever cut all of their own commission for a property they are purchasing? If it abides by the brokerage rules.

Hey!

I’m a real estate agent and did some direct mail marketing to find homes I can rehab and rent/flip. I got a call from an investor who wants to sell 12 of his properties (crazy, I know). I’m very interested in 4 or 5 of them so I would like to try and buy those and then be his listing agent for the other 8.

How would you go about doing the deals? Do I charge a real estate commission for the homes I want to personally purchase? I’m interested in hearing all the different strategies!

I purchased a home for $35,000 cash in an area that is quickly coming up. We did a full rehab on this home (about $28,000 in renovations) and just got renters in paying $800/mo. Total investment = $63,000.

True comps within a mile radius recently sold for $87,000 - $125,000.

Our appraisal came back at $50,000. The comps that he used, in my opinion, were nothing like my project considering they were not renovated and one was condemned.

Now what? Do I take the low appraisal and Refi?Please help.
