we do own our home, but we bought it when we had new twins and had to buy a house. As a result we were only able to put 5% down on it, we have a good interest rate, but our mortgage would not make for a good rental ( plus we really like our current home)

I saw someone here on BP mention using a 401k for HML. Just curious on how that would work?

I'm just starting out in real estate investing and looking to buy my first rental property. Problem is, I live in Denver Colorado and everything seems so overpriced. Should I just accept that this is an expensive market and move forward, or wait a while to see if prices come down a bit? Also, any ideas on good, cheaper neighborhoods in the Denver metro area? Any suggestions would be appreciated.

Thanks Atilla, and not a whole lot yet Dan. Worked my way through college working for a friends dad dong construction/remodeling/maintenance on his rentals and now I'm looking for a way to diversify and get some passive income coming in. I have 3 small children (including twin toddlers) and ideally I would like to get to a point where my wife would not need to work if she doesn't want to.
