One other thing,

When first starting out, one great perk of going through a broker like Maverick, is you get access to all their resources, which you probably don't already have on your own. This is where they start acting more like a partner than a broker.

I got introduced to Ridge Lending Group through Maverick and I have been very impressed with their services so far.

I have gone through Maverick for 2 properties in Baltimore so far and have been relatively pleased with their services.

They are a broker/middleman, and there is a mark-up for their services, which is to be expected. But, working out of state ( I live in Denver CO) it is nice to have someone else in the mix to keep everyone accountable (especially on a 1st OOS deal).

Yes, it is more expensive to work through a broker, and turnkey for that matter.  But, if you do your due diligence and your numbers still make sense to you, and everything aligns with your goals, not someone elses, then this is just the price to play the game and these costs are less than the price of not getting in at all.

Hello BP community, Is anyone familiar with a turnkey company that I could utilize a BRRRR method with? I have a HELOC on my primary residence but have little free time so the prospect of turnkey real estate really interests me. What I envision is working with a company to buy a distressed property in a Midwest city and do the rehab through them all cash from the HELOC. Once rehabbed the company would place a tenant and manage the property going forward and I would refinance the property to pull all the capital back out to do again. Is anyone familiar with a company that has a model alone these lines I could contact? Thank you Logan

Just checking back in on this thread. A lot of good info. I think I'm going to have to start seriously looking at Pueblo again, especially cause it was like #12 for markets with the highest growth potential in 2017.

Hello fellow BPers.

I live in Denver and am looking for my first buy and hold property and have been eyeing Pueblo CO.

Anyone have any insight on the market in Pueblo and which neighborhoods to avoid?

Any advice would be welcome.

how did you get started and decide which neighborhoods were ok and which were not? I have gotten a fair bit of advice that if I'm not able to be out there to oversee things and manage myself then it is not worth the risk to turn it all over to a management company/manager. What made you decide the risk was worth it?

I am just starting out and looking to buy my first buy and hold property. Problem is, I live in Denver and the market is a little crazy and I don't think I'll get the bang for my buck I'm looking for. I've heard good things about Indianapolis and have family from there. Was thinking of looking at a turnkey property. Good idea/bad idea? Any suggestions on companies/neighborhoods to look at? Any advice would be helpful. Thanks
