I have closing tomorrow to sell my first fix and flip. The question I have is, we negotiated a seller credit for some work they wanted done but I didn't have time to finish before closing. The amount is not on the closing statement and I was told to bring a cashier's check to closing made out to the buyers. I want to make sure if I do this I can claim the amount as a write off. Can anyone answer this?

Thanks!

I closed on it at the beginning of May and it was just listed yesterday. We are right at 12 weeks.

It is Valspar Ultra 2000 satin from Lowes, I have to double check on the exact color.

The grass is still pretty bad, we have a huge dead spot outside the front door.

Bought the house for 49k

Rehab 52k

Listed for 150k

Went on the market yesterday and have 9 showings scheduled for Sunday (the first day the realtor is letting people see it)

The past couple of months have been busy with my first flip. It is finally complete and on the market. Here are some before and after photos of it.

My original thought was it was from above also. But the more I looked at it I don't think it was, because the whole basement was covered top to bottom, which would include multiple rooms above. The joist and visible subfloor were in good condition.

Is there any kind of mold treatments that would look like this?

I am looking a bank owned home in my area. One thing I noticed was the basement was covered in a white film. It looks like it was something someone sprayed on. I don't have real good picture of it but I thought I would ask if anyone has seen anything like this before.

Excuse the picture I don't know why its rotated...but you can see the drippings on the floor and tank from the floor joist above.
