Yes but I am not going to live in the property. This is a long distance rental for me. This place is rent ready and in a HUGE college town (Tallahassee, FL). If everything works out, I will leave with $8K in my pocket and monthly cash flow of $100 with everything covered.

I recently got a $130k loan on a house I purchased cash, there was no waiting period. 

Did you use a credit union or a big bank? Also can the bank appraisal  come it higher that what was paid IF the home was bought at a discount AND the homes in the surrounding area are of higher value?

So I am planning to buy a property in Northern Florida for cash ($70K) and after the purchase, I am planning to get a mortgage for this property ($83K). How long do I have to wait to get a mortgage on this property? I keep hearing LOTS of different answers on this one online in random places, but I was hoping I could get a more "professional" real world answer here? Thanks!

It's that simple: 2/1 with a basement or a 3/1 without a basement?  They are virtually in the same neighborhood.


The 2/1 is 812 sq.ft. with a washer & dryer.

3/1 is 1024 sq.ft. with NO washer & dryer

Which one would you purchase and why?

Brian Garrett: LOL! I purchased my first investment place in East Riviera Beach and while it has not all been sunshine, It has been quite informative on what to do right. I am amazed how many homes are owned by people or LLCs who don't even reside in Palm Beach county. I think Riviera Beach will be the place people want to gentrify just on the cost of living. Broward county rental prices have gotten sky high and let's not even talk about all the construction going on here. If Riviera Beach is smart, they could do the same thing that Downtown Ft. Lauderdale has done.  With a little vision, Riviera Beach could be a gold mine.
