While I have been in the real estate buy-and-hold investing side for nearly 5 years, I have just started wholesaling deals to other investors. I understand, in theory, what to do and have been reaching out to do deals, but I still seem to slide into my buy-and-hold real estate investing ways. I look at a property and while researching it, I keep thinking of ways that I could add "just this one" to my real estate portfolio. I keep feeling that I am tripping myself up by doing this. I keep thinking I should be looking for people to sell a deal to even though I don't have any deals. This seems to me to be a typical cart before the horse issue. What am I doing wrong and has anyone else fallen into this mindset "trap"?

I am kind of interested in time both of them together and have you found their to be an easy way to do that? Plus how much is a standard day rate amount for a reasonable size sedan vehicle to add to a Airbnb rental?

I am an investor looking to buy multifamily units from 5 to a maximum of 20 units and commercial properties in the Jacksonville/Duval and St. Johns County surrounding area. I want to deal with commercial real estate brokers with experience in this local area. I am used to dealing with investor-focused real estate brokers who are familiar with doing creative financing as a standard real estate business tactic. I want to purchase in B and C-class areas where forced appreciation is possible. Has anyone combined their Airbnb rentals and their Turo rentals together? I was thinking for medium monthly rentals like travel nurses this might be a great option. Has anyone tried this?

I am moving to the St Augustine/Jacksonville area for my son to attend the Florida School for the Deaf and Blind. We plan to move to the area by January 1, 2024 but would like to have our living situation settled by then. We are looking to either rent (2 bedrooms/2 bathrooms) home or apartment somewhere locally initially then find a home (at least 3 bedrooms/2 bathrooms) to purchase or even a multifamily to house hack. I am planning to visit the area Saturday, September 23, 2023 to Monday, September 25, 2023. 

I would like to work with a real estate agent with experience in real estate investing and property management who could show me properties. Please feel free to reach out to me so we can discuss this further.

Not really. I Live is Southeast Florida now (Broward Country) and my rentals are all in Tallahassee but I will be relocating to St. Augustine in the next few months. I want to do get a "little" closer to my newer properties to get a better understanding how to manage them myself. How are the properties doing in Southwest Florida as short & long term rentals?

I would like to deal with real estate agents that have at least three years experience in this local area plus are used to dealing with investor focused real estate buyers who like to do creative financing.
