Thats understandable. Unfortunately, currently I dont have any boots on the ground in any location outside of Atlanta. I'd love to find a high potential location(s), visit, work on building relationships, and getting boots on the ground.

Anyone else finding it difficult to network and have real conversations and make real connections these days??? No more monthly meetups and subgroups - a lot of reading and podcasting, some virtual conferences. Never had a strong network in Atlanta, but I miss people!

I never had a strong core team in or network  in ATL or elsewhere, but I definitely prefer genuine networking and conversation and learning. I will sure be glad when we get through this!

Hey guys, I'm fairly new the the RE game but I've gotten my feet wet and ready to take this thing to another level. I've been investing in Atlanta for a while now(buy and hold and a flip). But highly interested in look into investing outside of my Metro Atlanta. Looking for great markets for long distance investing that would produce great ROI for buy and hold properties! I've been told Birmingham and Montgomery would be markets worth looking into.. Anyone in Mephis or Detroit I regularly see cheap homes on the markets in those areas as well. Ideally I'd like to build a team around a few markets outside of Atlanta to invest.

Anyone know of any banks that will refinance smaller loan and properties with ARV under $100K?

I'm look at a property that will have an ARV of ~$90K, but will be looking to refinance my money back out.

Ah, didn't realize I could add a .pdf, can I go back and add (although, I wasn't 100% sure if it was correct)??? and yeah I thought 5.5% was very high too especially with having a 790 Credit score - so getting multiple quotes. The $48 came from a Zillow estimate of the insurance cost.
