It's feasible, but what's considered noise pollution is subjective. The Boston area, including towns north of the city, have had a lot of recent construction of apartment complexes. They tend to have good amenities, but noise can vary depending on your neighbors. Consider including Malden in your searches. You might also want to check with a realtor, and post on social media.  Good luck!

You might want to consider scheduling a couple of open houses and group showings together.  Applications can be forwarded to people in advance.

My understanding is that eviction cases in which a landlord prevails will still be searchable.  Is that a correct understanding?

Does the lease have a provision requiring the tenant to pay for costs to repair damages caused by the tenant or other occupants?

If you don't allow smoking, make that clear on the form.

I put a provision in my lease that explicitly prohibits smoking of tobacco and non-tobacco products, both indoors and outdoors.  There are ways other than smoking to consume marijuana.  IMO, this prohibition is completely reasonable because smoking creates unnecessary fire hazards, disturbs others, and detracts from the condition of the property.

I own a condo unit in which I previously lived and now rent out.  My experience with the association has been positive, and I currently serve on the governing board.  Many condo associations and HOAs are poorly run and make bad decisions, but that's not the case for all of them.

In addition to understanding applicable landlord-tenant laws, be sure to thoroughly read through the condominium's governing documents, particularly any policies about renting.  Some condominium associations prohibit or restrict rentals.
