Hey everyone,

I'm new to BP and real estate investing... well, and to Jacksonville for that matter. I've been here for almost 3 years now and looking forward to connecting with all of you.

@Erik K. When, where and what time is the meeting? Do I need to be a member? I'm really looking to learn as much as possible! Jax has so much potential!

Look forward to more conversations!

Lance

Well, like clockwork, you guys were right. This property didn't sell and it's now back on the auction block. The only difference this time is that financing is available (last time it was cash only).

I'm thinking about bidding for sure on this home -- providing it stays as low as it starts.

Question for everyone. How do you recommend I go about looking at this property -- I realize there is a fine line at disturbing existing tenants -- so I was thinking about just doing a few driveby's to get a handle on the area, neighborhood, roof conditions, exterior... etc.

Thoughts?

Great info -- appreciate everyone's reply.

The auction ended, I didn't bid -- mainly because they were requiring all cash. I wonder if there is a way to offer without all cash offer? The reserve wasn't met -- so I bet I'll see this auctioning again. Especially if it's already been listed on the MLS.

@William Allen  I agree, I don't like that it has occupants. Would it be wise to approach them with an offer? Or do I stand a chance to purchase it at a much lower price via an auction?

Thanks again!

Hey everyone, I'm hoping to get insight on a few things. I've been watching a property on Homesearch.com. I've done my research on this forum on that website, so I think I have a good grasp on it. The property I am watching is on auction but the auction expires today. Like everyone said, I've seen what looks to be a straw bid in increment of $10,000. The property is extremely low on the auction site, reserve not met.  My assumption was that this would turn up in another auction -- as that seems to be the way homesearch.com does things.

Well, this morning, in one of those auto MLS listings emails -- opened it up and sure enough the property was in this email. The price was basically doubled in that email.

I'm a new guy in the foreclosure area -- so I'm not sure what to make of this. With the auction ending today, does this mean the bank has decided to list it traditionally and I shouldn't expect to see it again on auction?

Further -- I checked with the county the property is in -- and they don't show it on their website as being sold as a foreclosure.  Confused -- would appreciate the guidance.

Thanks!

Thanks @Mike H.  -- appreciate the response. I had a friend tell me about Hubzu. I'll check it out too.

I'm really curious what happened to @Kathy Lu -- anyone else?

I'm about to bid on a property on Homesearch.com -- kind of nervous, this is my first. I'm checking for Liens now and going to visit the property here in a few. I'm curious though. This property says Cash only. Why would they care Cash or Loan??
