In theory if the water bill does not get paid the entire building could have a DEP lien placed on it. Eventually, the building could go into foreclosure over a lien. It would take years but could happen. Only way I see to handle this is to get on the board and play hardball with the other owners.

Hi Jose, Thanks for the reply. I have their insurance policy information. Is it possible to file a claim directly with their carrier? And what are your thoughts about the electrical? Even if I have to pay the deductible for my insurance, it is worth it as the premium isn’t too high.

Hi, I am a landlord of a small mixed use property. My commercial tenant removed the protective steel gates without my permission. Replacing them would cost about $7500. Is this something I can file a claim for? Also, this tenant installed an unpermitted electrical panel. Same question, can I file a claim? I am about to start an eviction action but I am not sure how much money  these guys have even if I get a money judgment against them. Thanks

I would speak to an architect on this one. Go slow. I believe FAR is the ability to build on top of your structure. So, you can add on 3400 sq feet to your building. Like I said, I would speak to an architect but if my belief is anything close to this, why would you sell that right for 100k?

I don't know if this is cruel per se. How long have they been behind? Did the landlord try to work with them? I have evicted two people and have a commercial tenant who is on the ropes and will take a huge financial hit when evicted. I try to work with everyone. Some people won't do anything till they are forced to. Maybe that is the case here, maybe it isn't.

I have been good. I have been following you on Instagram. Yes, got the bad tenant out. Store tenants are being a pain but I have forced them to be compliant. They also have sunk so much money into the space that it is in their best interest to make it work. I use a relatively cheap WiFi based camera that works well overall. Will shoot you a pm about it.

Might make sense to kick out the tenant that let the dealer in his unit. Also, why not put in security cameras? I did and I found that the tenants act differently. Best of luck.

Hi, I use Cozy for applications, Quicken Rental Manager for bookkeeping and paypal for payments. I will note that my tenants pay directly also. I manage a three family and a condo but it works for the most part. I find younger people want to pay electronically so I try to make that easy for them.

I am in NYC but have been told that you should take to a storage facility using real movers and pay for 30 days and then send the tenant a certified letter saying where it is and if he doesn't get it, then the storage company can throw it out. Or, you leave it in the unit for 30 days.
