The questions and the responses to them all make one think "Am I truly an investor"? I haven't invested money into a property yet but I have invested my money into gaining knowledge, invested my time in that learning and seeing many properties to find the best deal for my buyers so yes, I would call my self and investor.

Tommy,
That is why Kim is my buyers agent. She knows what she is talking about and can get the job done. I am working on a deal right now that she is doing for me. She is in contact with the sellers agent and we are doing it all through email. Just waiting to hear back to see if they accept my counter.

Here's one:
" we are local guys out there in the trenches everyday doing real estate! We'll show you our system for getting the deals. Use our attorneys, contractors, funding, agents, investors...Come to our "Free" seminar. We're not going to try to sell books and tapes or bootcamps. We're not some guru that comes to your town...they don't know our market....

This is from a radio infomercial of a seminar I went to 3 years ago. At the end, to get into their "exclusive" club you needed to fork over $7995 for their 3 day training and lifetime membership LOL. You could take a friend/ spouse for one price and you would get that back with your first deal!. ooohhhhaaahhh!

Richard- I have his book. Hubby and I have an income problem not a spending problem:). So he is trying to find a 2nd job. We had credit problems in the past and haven't had or used a credit card since 2001.

One thing I do know is that I need to be more consistent with marketing.

To actually become a wholesaler/RE investor not having any money (because we are consistently in the hole every month until our car gets paid off at the end of the year), being a SAHM (I love being at home with our youngest two but I make no money), and marginal credit (I haven't really checked recently and I haven't used or had a credit card in years)? Be brutal, I can take it. Thanks!
