Look at the House Hacking info. Get commitments and deal criteria from the people willing to help. Maybe a private loan and in a year or two, refinance the deal. Maybe you could find a fix-up 2-3 plex..and gain a little extra equity while you're at it. Once you have the private money figured out you can write a contract on a property. No shame in that.  

Are you sure you can't qualify for an FHA loan? (regular or fixup type)

Wouldn't they use the income from the rental as additional income? Or do they need to show the rental income for a certain amount of time before a lender will accept it as reliable income?

WHERE did the OP say he was wholesaling deals?  It sounds like he just can't qualify for a conventional loan on his own. Hard Money and maybe Private money and other unconventional financing or find a partner that may not care about that because they focus more on the Asset, right?  

Not saying he's being realistic, but ... 

Trevor is your intention to wholesale the property? Do you have any cash to start with?

Clarify what your intentions are so we can all stop ASSuming.

So heads up< I haven't done any deals.. but just some thoughts. I understand what your problem is.

I'm assuming by your remarks you might be looking for hard or private money. If you had a deal today, where would you go to try and get the money? Start at those places.   Maybe find a lender that willing to work with you and see if you can get a pre-approval letter. 

Even if it's not realistic to think they would do it, you'll get used to talking to them! WIN. :)

Hi Victoria, when I started the thread, I was looking at Longview/Kelso, Wenatchee, or maybe Ellensburg or Yakima. I'm in the position to move so I thought if I found somewhere more affordable for my budget I have opportunity to relocate. 

I've also considered going  back to the mid-west by my extended family and two older brothers..

If I flip, there is more opportunity to gain here... maybe. Not sure how close to the top of the market we are right now. We are 5 or 6 years into an increase...

Then fence off a no kid zone in the yard so you have some private BBQ space and price the rent appropriately for an apartment with a yard. Maybe add some yard rules, like a curfew, to the lease. But, I agree.. we should be encouraging children to play outside.

@Jacque Fairbourn. @Craig Silverman. @Jay Hinrichs ☀ I value Jays perspective as he's been in many phases of the business. I think, and this is my opinion only, he is an attentive watch dog to the REI community and wants to clean it up. I get that because I, too have a Justice streak. There are many overpriced and sometimes useless services ready and willing to take advantage of newbies. Thank you all for you input in the conversation. it has been very interesting. ☀☀ BTW, I thought we were talking GENERAL HM.. and that DHM was lingo! ☀☀ Old Blonde Lady Here... 😎

So my brother has lived in SB his whole life, and he says War Zone in South Bend are real. Lot's of gangs.. How can this be in such a small city of less than 150k .. ? 

Maybe I've lived a sheltered life.. 

If they do exist, where are they? Because I don't want to end up in one by accident!
