I currently  own a 2BR/1Ba condo in Denver, CO. I recently moved out to care for my parents for an indeterminate time, 60 miles away. I am considering renting it or sell to a wholesaler?

I have a mortgage on it which is up to date. How do I find a wholesaler and how does this work if I do this?

Does anyone know of the best websites or Meetups to locate seller financed deals for residential properties?

I am looking to purchase a SFR and traditional FHA financing isn't an option.

Craigslist has many lease with option to buy under “motivated” and “distressed” properties.

I have a discharged bankruptcy from 11/2014.  Can I still get financing for a multiunit property without a huge down payment? Credit is coming back fine. Any other suggestions to get financing with this issue?
