@Jeremiah Akindele that is a boat load for mentoring. I think it could be good but you could learn just as much from someone in the business. You could also take that 40k and partner with someone with experience and learn a ton that way. Just my humble opinion.

Hi @Travis Wylie you make a good point. I will be investing in my own back yard, Central PA. I am closing on my first deal in about 30 days as long as the appraisal and home inspection is good. The seller has already accepted my offer on a semi-detached 2 unit apartment house already occupied.

I'm really excited. My cap was about 8% and my ROI was 10%.

As far as Baltimore, I just want to leave my options open that's why it was mentioned. It's my hometown and I know the area. I will definitely be investing in both places starting right here at home.

Hi @Jonathan Bunch I am looking in the Baltimore market as well. I know the area am I will be staying away from certain neighborhoods. Houses that are boarded up may be a red flag in most cases. As @Courtney Rollins said make sure you check the block and side streets.

Hi @Denisse Lara let me give you my input. I have not done my first deal yet but I am a wedding photographer. I been doing wedding in barns for 5+ years now. You will be surprised at how booked out these venues are. Some of them have a waiting list of 1 yr before you could get in. 

Your idea sounds like a money maker. It will just take some time and effort. You will need a grounds crew to stay up on the landscape and up keep of the building. Other than that if you do this thing right, I’m sure it will be successful. Like we learn in all of the webinars and seminars don’t be afraid to do it. If you have the resources and can get it converted plus have a positive cash flow, its a no brainer.

Hi guys,

I have a question about incorporating. I am new to the real estate and have not bought my first property yet. I have owned several businesses from used car dealerships to computer repair companies. All incorporated as LLC. My newest venture that I'm currently in is wedding photography and that is incorporated as well.

Being new to real estate, and the real estate taxes, I wanted to know should I incorporate now or wait until I do my first deal? The reason I’m thinking about this now is because I know the benefits you get from incorporating instead of doing business as, like a sole proprietor. 

The other reason I'm thinking about this now is because of the tax write offs that you get from an LLC. Also with the traveling that I'm planning to do for seminars, looking at new deals in other states, and meeting new people I would like to make sure this is all captured.

Hi @Michael Noto There 2 houses on Richland ave for sale but they are not apartment buildings. They’re single family, I guest they could be converted to apartments but I’m not sure what that would take.
