Taking things slow always win the race. IMO if you don't have any money you don't have any business investing in real estate. Save and work extra jobs until you can put 20 to 25% down. Be smart.
I don't believe legally you could change it. You need to honor the old lease and then when it comes ton to renew have them sign yours.

Personally I dress professionally for the situation at hand. Even fort closing I wore dockers and a nice button up shirt. But when I get my hands dirty it's a different story.

I own a duplex in south east minneapolis, which is a remarkable area because of its location and decent prices and appreciating properties. An area that may be up and coming in my opinion is along the new East line from St. Paul to Minneapolis which is cheaper then a lot of neighborhoods but should be desirable or those who want to rent, don't need a car and live right in between two major cities. Just an idea.

Are you planning on going to college. If so, then an education will take you much further then buying a property. I would use the 10k to pay for college. If you haven't heard student loan debt is an epidemic these days.

Why not wait a little longer and save up a cash cushion. What's a little more time gonna hurt.

Yes you will have to borrow money and pay it back to increase your credit score. That is how messed up the system is. I personally use two cc's and pay them off as fast as I can. Our credit scores are above 800. You have to play the game if you plan on borrowing money.

After paying the mortgage, taxes and insurance, garbage and sewer, I apply $100 extra to the mortgage and put $400 into saving from my duplex rental income. Part of this will be used for expenses and eventually buy me another multi rental.

I built my lease off of legal forms.com. Their basic form, you just answer their questions and it builds a lease for you that is pretty well done.
