@Mac McDonald how many bedrooms does your house have? That area is pretty hot - I am wondering if you could use the model I have heard others talk about on BP of renting by the room and make the numbers work? Are you very far from the university? Maybe if its tight it is not an investment you want to go forward with but that could be another option to hit your numbers.

@Jeff S. I think all the ideas here are great. To expand on the fan idea...We have a four plex on a slab in farmland so the ground around is really wet. In heavy rains they just tend to feel a little damp. No water intrusion just a general damp feeling (we've done the gutters and all that). We installed fans that have a humidity sensor and run when the humidity reaches a certain level. They look like a bathroom exit fan you would have in the ceiling of a bathroom. Might be an inexpensive solution if you have an easy place to vent it? That rain early last week was insane so the ground water just might be higher than normal?

@Justin Mast north of you on the coast a couple has converted an RV park to a tiny house and RV place - they of course have amenities but I think you could spin it for a more rustic or eco friendly experience.

@Justin Mast. What about putting some glamping or yurt off the grid type vacation rentals on it on the meantime and seeing if you could generate some income? Solar, eco-resortish, or hunters/fisherpeople???

@Matt Lowery if you don't have to be right in the city of Portland (if she can commute to her treatments or take the MAX/Tram) there are communities/suburbs in the Portland area that have less strict Airbnb rules.  I live in the wine country (probably too far - about 45 minutes with light traffic - light traffic in Portland would be weekends and off hours -to downtown Portland) but the rules are relatively easy to work with in many of my local communities which attract a lot of tourists.  I don't know the rules in these communities but you might check out Beaverton, Tigard, Milwaulkie's Airbnb restrictions as they are all a relatively easy commute into downtown (will she be at OHSU?).  I'm betting Beaverton/Hillsboro you might have some flexibility with all the tech companies?  Just a thought - someone else probably knows more about this than I do.  

Another thought might be to find a two bedroom apartment and sublet a bedroom?  Its really difficult for folks to find an affordable place so maybe sharing? 

Kind of an oddball idea would be to rent a travel trailer and have it parked in a cute park or at a park?  There are lots of RV's for rent -I'm guessing that the winter in Oregon is slow for these folks so maybe you could strike a deal.  I've seen them on craigslist or even facebook and you can check out the bigger websites Outdorsy.com or Campanda.com  A lot of the owners will park it for you at your requested location.  If not, there is a guy on craigslist under RV's that will move it for you, I seen his ad all the time!

@Chris M. Unforunately I think you are going to have a difficult time finding a lot that isn't out in the middle of no where for that price. Especially with utilities. You might be able to find a recreational piece of land for that where you can park a travel trailer but it most likely won't have any utilities and isn't a place you could put a manufactured home.

In Oregon our RMLS real estate contracts state caveat emptor - its the buyer's responsibility after closing and the buyer's responsibility to do their due dilligence.  If he thought he might not like the method that you used for the HVAC system he should have inspected it prior to closing.  Personally, I think you are doing the right thing if the unit was faulty - should not be leaking after a year.  Another idea for the future is a home warranty - I include a home warranty on my flips to try to avoid some of these kinds of things - whether or not the buyer asks for it.
