I'm looking to house hack in Riverside, California.  I have good credit, good income from a full-time job and I'm a part-time real estate agent.  What I don't have is much capital at the moment.  Perhaps we can collaborate?

I'm trying to find a place for 3 individuals and 2 of them are collecting unemployment but will return to work as soon as it's safe to do so (both work with youth).  The one person that is employed works in healthcare so her income is stable. Scores:750, 700, 600.  What's the vibe out there? Are you guys turning down applicants on unemployment? One actually makes more on unemployment than her regular job.  We haven't had much luck and I totally understand the landlord's point of view but these young ladies really need a home asap (Inland Empire in California). Their current landlord lost her job so she asked for the home back.   I've started looking at less desirable areas but I hate to put these young girls in a bad neighborhood.  I know this sucks for all parties just want to get an idea of how landlords are dealing with potential tenants affected by this stupid pandemic.  They're good kids (mid-twenties so kids to me) and although they could have stayed in their current home, they chose to move out and stay in an Air BnB to keep their relationship with their now ex-landlord.  Thoughts?

Thank you in advance!

@Tim G. Some are opening up their AirBnB as a medical facility!

@John Moorhouse

I admire your ambition but it would be foolish to quit high school. It could hurt your credibility in completing things you’ve started because you just want to go on to the next best thing.

And if for some reason things don’t go as planned, you at least have a diploma.

@Jordan Lucas

Although you don’t need a degree for real estate, I think a degree helps you understand the world we live in. You learn about different cultures, why one ethnicity doesn’t get along with another, accounting, political issues that effect real estate, social ills that effect people’s purchasing power, etc etc etc . It makes you a well-rounded person and can help you understand your clients a little better.

My only recommendation is DO NOT get into debt for it. I did and I regret borrowing money. My daughter just turned 20 and she’s working her way through college and plans on taking the real estate exam this summer.
