@Jeff Wallenius Thanks for replying! I'll be needing a good contractor if I can find a deal. I might have a RE agent already. She wants me to have funding lined up first though.

@Andrew Postell Thanks for the reply! I'm looking at houses that will require rehabbing, so the typical conventional loan probably isn't going to work.

Would you suggest local-to-the-deal hardmoney lenders, if it came to that?

@Jeff Wallenius I'd be interested in hearing your referrals! I'm more interested in a BRRRR type property, though, rather than a straight flip.

I want to be able to get my first deal by the end of the year.

So, I'm in the process of moving forward with my real estate investment adventure - looking for my first deal. This requires funding, of course. So my question is this: Do I look for funding that is local to my current location or local to where my deal is/will be? 

More insight: I'm looking into investing out of town - yes, I know this isn't the ideal course of action, but I would like to some day in the (nearish) future move in the general direction of this place. With the future in mind, I've considered looking where "local" would be in a few years.

Any advice is much appreciated!

Actually, REIA of WA isn't free. Unless I'd been looking at the wrong one.

I love looking at these transformations. It looks absolutely dazzling! Great job!

I'm sure you'll catch it, if you haven't already, but just in case..

"$650 x 8 x 12 = $62,400 x .9 (occupancy) = $56,160 gross income."

Note: ".9" is stated as occupancy, which is 10% vacancy.

Hey, all! I'm just getting started (and new to the area) and wanting to network, or at least, learn from the savvy investors in Washington. I saw that there's a REIA that meets in the Seattle area, but I haven't seen much in the way of people talking about it on here. Although, I admit that I haven't delved too far into the posts.

So, my question is: are there any BP members up in the area who actually attend these? Are their meetings any good? Or do they just try to sell?

Hey, all! I'm new here and new to real estate investing. I've been doing a bit of reading blogs, e-books, etc for the past few months looking into how to do this thing.

A little about me: I'm from California, but then my marital status changed around about the same time that my parents moved to Washington state. So, the three kids and I followed along while I (a stay-at-home mum since first baby's second year) try to figure things out. I've always been interested in real estate investing, but never had the tools, motivation, or means necessary, especially since the sole bread winner liked opting into fancy gadgets. (Silicon Valley, woot!) 

Now,  I'm ready to get started on turning this bad end into a great beginning! Just finished my first webinar to become a "rockstar real estate investor!"
