I believe there's an e-book here on BP called "Real Estate Rewind" - if I remember right, it asks about 20 or so investors what they would've done differently when they started out, etc.  (I haven't read it yet but did download it!)  I'd check it out!

Nice recap.  I don't look for distressed homes in particular but I haven't noticed prices moving up quite a bit from last year... even from six months ago!
