Hi Kent - is there a reason you wouldn't get a lawyer to draw one up for you?  I know there are costs involved, but sometimes costs pay for themselves in the end - in more ways than one!

I suggest staging whichever room needs defining. Often times people can’t visualize where to put their couch. Or how to divide a big room into separate areas. Not a lot is needed - just give them the idea. Although there are furniture rental companies out there, I would consider using your own or buying a decent second hand from a thrift store. I’ve gotten great pieces for my own house for dirt cheap!

I'm a newbie to the site - and only read the last couple of posts on this thread, but i'm looking for help in understanding the numbers! I'm eager to jump into the rental investment arena, but i really want to master how to analyze the big picture. My question is on CAP rate. Based on the example used on the napkin on this blog https://www.biggerpockets.com/blog/2013-01-19-real-estate-math - how did they come up with the Annual Net number of $9,168?  I thought annual net is monthly net x 12? The numbers here dont match.  Can someone help explain?

Hi Valentin, I’m new too and I think this site is a great place to start!  There’s a rental property calculator under Tools that seems pretty comprehensive. Challenge is how best to estimate unknowns!

Hey Matt - I’m right behind you on this journey. My research includes looking at Zillow rent estimates, checking craigslist rentals, and realtor.com rentals. Also tuned into tonight’s BIgger Pockets webinar and he mentioned Rentometer website. Haven’t used it yet. Hope this helps!

Hi Rob - we are looking at North Linden for our first investment property.  Out of state, but would put our 20 yr old son in as the renter, with the goal of appreciation over the next 2-3 years.  Concentrating on <$100k cash, and willing to do some cosmetic stuff.  Issue I'm seeing is some significant crime reports in the area.  Looking West of Cleveland Ave, South of Morse Rd.  1-3 miles from Northern Lights.  Any thoughts
