Dude…hire people to do what you are not good at or for areas you do not want to grow in. You are not saving money by adding stress and doing a 1/2- great job at the other stuff. Besides if you want to grow you need a team (and a life). Invest in contractors and a property manager- you are investing in your future- and do some good work at school or take a break. I get you are just starting and want to learn the ropes, but stress is no bueño.

Hey Joshua - Thanks for asking. I am also on Connected Investor and mentioned to one member that I wanted to be on his buyer's list. I have since gotten 20+ private lenders emailing me saying they will fund up to 1million at 4% for 30 years with only my drivers' license. No Downpayment. SO not sure. Haven't followed up. Does that sound fishy to you??

Ha ha..but of course!
It is a wholesaling program, but for $1500/1st year you also get access to immediate "cash" up to $1million per property to secure your deal. Not to pay for it - not hard money - just to secure your ability to pay (like for a cash deal). Of course, they also offer a platform to connect with the sellers and the buyers. Cameron Dunlap REI Trifecta- here are his basics:

access to the Motivated Seller Data Feed, 1 Million dollars in transactional funding and proof of funds, 150 skip trace searches, Inner Circle support, my proprietary Custom Comps tool, access to 10 hours of trained VA services and more!

Is there room on the front of the property to add at least covered parking if not add a garage? People like their garages. But I agree the ADU is a better choice for cash flow but maybe not worth the investment to flip. @Christina Labowicz has some good experience and perspective to run the numbers and see what suits your situation best.
