As I press through my pre-licensing course I begin to think about the "unknown" as I pursue a career as an agent. For agents that have been in the game for a while, what are some challenges you faced as a new agent? When did you decide to commit to RE full time? What are some things you wish you could have done differently? What are some challenges I should prepare to face as a new agent? As excited as I am to begin this journey, I also have a few doubts that I am trying to overcome.

Any and all advice/commentary is welcomed.

Welcome! Glad to see that you finally made your way to Biggerpockets fam! I also live in the Alexandria area and fairly new to the real estate game myself. I'm actually in the process of obtaining my real estate as we speak! You seem very motivated so I say keep it up. I would definately like to keep in contact!! Maybe one day we will run across each other and link up on some deals! (Hey let's make it happen!!) Once again, welcome and you will definately find an abundance of information as well as very helpful people to interact with on here.

@Steven Gesis honestly I believe not knowing the area is my biggest weakness as a new agent. I have been stationed in MD for 3 years however I have lived in 3 different cities all across the dmv! Networking is definately going to be my first priority.

@Russell Brazil thanks for your reply!! Even though I am replying a little late I have started an online course with The CE Shop. I was skeptical because I never heard of it but they were accredited by the MD RE commission and they also gave me a significant military discount. All together the course was $189. Which honestly I dont know if that was expensive or not because when I was thinking about  applying for the long& foster pre-licensing online course it was $243 (yikes) however Wish me luck! It is LOT of material to digest and I'm only on day 3.

I must say that I am definately taking note of all of your replies and will make sure to apply it as soon as I can. What I understood from most of your posts is that it is an absolute must to get out there and see the market for myself. I have to get my hands dirty to fully understand the market! I have to get to know the neighborhoods and focus on a specific area of interest. Once again thank you all for your contributions to this post. Every response was spot on!

Does anyone have recommendations on pre-licensing courses for the state of MD? Ready to start the process of becoming an agent and seeking advice on where to look and what to look for. Preferably online classes since I still have a full time job...

How do you treat properties that were unable to sale at auctions? Are they good investments or a lost cause?
