I have the same thing going on right now. In a condo that I am getting ready to sell and I am contemplating taking the cash vs 1031 Exchange. Still haven't made up my mind but here is what I can offer. 

The market in Florida is what it is, but the HOA drag down I would try to stay away from. There is going to be a big shift in the market when Florida starts to force HOA's to have full reserves.

Don't limit yourself to 3 BR's, I believe the more bedrooms the higher the rental price so I try to use that when searching!

Wow! That is a lot of cleaning. I actually found a good cleaner on Thumbtack before that will be different for your area though. There is also the "Rent-Ready" its a business bigger pockets mention, but again not sure about your area.

I started using Avail... they do the criminal search, background check and credit report and you also can have the tenant pay Avail directly so if they are a serious candidate they wont mind paying the fee, I think its $55. Also, when I do my listing I clearly state what my intentions are. Looking for a non-smoker, Clean background check required, minimum of 600 credit score and please do not apply if you have had any prior evictions. People with a low credit will still call but I usually listen to individual stories and make a gut call off of that. 

If you are doing a random google search and you get an application from John Doe I am sure there are multiple things that will show up. By having Avail do it, you know it will be accurate.

This happens to me a lot, you speak to one person, they ask for something and then you speak to someone else and no one is on the same page. I would begin with calling and trying to work your way up the ladder. Keep them on the phone while they look at your documents so you can make sure they have exactly what they need when they need it. Even suggest a conference call so that you can have underwriting and your loan officer on the phone at the same time, that way there are no holes in the situation and they are both accounted for.

 I have also gone as far to just send all the documents at the same time in a very specific email of what you were trying to get accomplished with as many cc:'s as possible so everyone knows you are doing your due diligence.

Hello! I am looking for some legal advice here. 

I recently was under contract on a house, the seller had an existing inspection report from a buyer who recently had it under contract. My real estate agent was unaware of the inspection report and the agent stated they buyers walked away because they ultimately wanted another bathroom (no mention of inspection that was already performed). After our offer was accepted, we went to call for an inspection and they urged us to wait because there were a few repairs that needed to be completed. (ok we are reasonable go ahead and do some repairs.) We wait 10 days, still under contract, and call for our inspection. The agent sent out their contractor to meet our inspector! (first strike). Then AFTER our inspection she mentioned she had one from a previous buyer which was the exact same report that we just received. It included a lot of serious structural damage. We were weary but still interested in the location. We tried to negotiate for something lower due to all the repairs that needed to be done. (no luck) We show up the day before closing and the contractor has ripped off the back of the porch to "repair" a beam. We obviously backed out at this point and want to know if we should take them to small claims court to get back all of our fees, inspection, appraisal, deposits etc. As of now they have not returned anything. 


Any ideas, any real estate law experts out there that can give me some advice.

I work in Coral Springs, FL and live in Lake Worth. I am looking for a CPA/Finance Advisor for my team moving forward. I want to make sure we get all the deductions we can for the start up cost for the AirBNB. My husband and I currently file separate and wonder if it is beneficial to file jointly. Hoping one of you can point me in the right direction and make a suggestion on who to see.... Thanks!

I love this conversation, recently I was looking for a property in Asheville and we wound up in Maggie Valley instead. Over the past year or so I have watched it gradually rise in purchase price. Right now my biggest concern about buying there is the quality of the homes that are on the market between $200 - $300k. It is almost like you have to buy a new build because some of the homes that are going on the market are "riding the wave" but have a lot of structural issues, roof issues, major repairs that need to be completed. Then you have a similarly priced new build a tiny bit farther out and they are the same price. I think overall the prices are going to continue to rise but if it was my choice to buy, I would be trying to stay away from those houses that are overpriced and are going to be a headache to fix and focusing on the newer homes in Fletcher and Arden.

Recently fell in love with the Knoxville Area by the University of Tennessee. Wondering if anyone has insights on this market, long term rentals around the University and if there are any Real Estate Agents interested in sending us some information. We are looking under $200k. The cash flow for those properties seems pretty lucrative. Any information, foresight, hindsight will be appreciated. We were initially looking in Ashville and Fletcher, Arden for long term rentals and I feel like that market got out of hand really quickly. So we are looking to switch our focus to TN. We have a great team in NC, just seems like we can't get anything in that price range anymore.

I am looking to find affordable rentals. I have been scouring certain websites such as rent to retirement, that has been mentioned on the podcast. Recently, I have come across Roofstock which seems to have some good information attached to it. Curious if anyone has purchased through them and if not what is your strategy to find affordable markets to buy in.

Hey! If Columbus is super new to you I would personally stick with what you know or if your feeling too much hesitation just staying closer to home might help. During the pandemic there has been a definite shift from city living to people moving to the mid-west to try and avoid city life, condos and apartments. I feel like there is also a shift to want to be around people, family and friends. When moving away from home (if Oregon is your home) I think its nice to know your only a car ride away if you start to explore some of the mid west states that have good markets right now. 

Don't make excuses not to do this now, you'll regret it in the future. Just try to do something that feels comfortable to you.
