Hi all, I have gave my comercial tenant 2 month 50% off on rent. Now they are asking for 3rd month off for 50%. We are located in New York which is reopen on June 9th as first stage.

I am thinking of giving two option.

1) 30% off this month

2) pay 60% now and defer 40% rent after 3month.

This case is different as they are Comecial tenant who is on restaurant equipment business.

Personally I am little upset that they ask for 3rd month 50% off. Instead they should ask for 30% off as things are reopening.

Hi all, I am about to purchase a condo in New York for about $150k, tried td bank and 30 year fix rate is about 4.125% with application fee of $950. I worked with td bank before they are not bad but required a ton of document and went back forth many time

Anyone can Recomend any investor friend bank or credit union or mortgage broker lender? With good 30 years fix rate. Preferable easy transaction compare to TD bank for investors.

Hi All, I have few unit, that I have renew the lease every year, wondering if there any one page lease that say last year lease same term will extend another year?

Kind of tired to fill out 8 page lease every year, think there must be a better solution to that. By the way I am located in new york city.

if board have't give me fine invoice by end of this month ( which is the date i have to return deposit to tenant) , can I hold deposit until board give me the invoice?

Hi All, I have a condo on Connecticut, the tenant move out on weekend and without paying the move out fee. the board is going to send me a invoice to pay the fine, should I pay the fee to board and deduct the fee from the tenant's security deposit? if so do i have to let tenant sign anything?
